On Monday, August 20, Champlain Township Council approved a zoning change that will allow a vacant property along County Road 17 to be developed for mini-storage use. Mini Entrepots Champlain Inc. requested the change to allow a mini-storage facility to be built on the property.
The property, which covers about 6.9 hectares, is currently vacant. The surrounding area is primarily vacant land, with industrial and rural zoning, as well as a gas station and industrial plaza nearby.
Under the previous zoning, only part of the property was designated for industrial use. That portion did not have road frontage or enough space to accommodate the proposed development, according to Consulting Planner Nikita Jariwala.
The development will still have to go through the site plan process before construction can proceed. Environmental issues will also need to be addressed.
A watercourse runs through the property and its southern edge is identified as a significant wildlife habitat. An environmental impact study will be required during the site plan process to determine whether the development can proceed without negatively affecting those natural features.
Council unanimously approved rezoning the property without discussion.
