NOTICE OF A COMPLETE APPLICATION AND OF A PUBLIC MEETING CONCERNING A PROPOSED OFFICIAL PLAN AND ZONING BY-LAW AMENDMENT
Take notice that the Council of The Corporation of the Township of Champlain received a complete application and will hold a Public Meeting on the 12th day of February 2020, at 7:00 p.m., at the Township Office, 948 Pleasant Corner Road East, to consider a proposed amendment to the Township of Champlain Official Plan under Section 16 of the Planning Act, R.S.O., as amended and a proposed amendment to the Zoning By-law No. 2000-75 of the Township of Champlain under Section 34 of the Planning Act, R.S.O. 1990, as amended.
The zoning by-law amendment affects lands located at 114 Pendleton Street known as Part of Lots 3, 6 and Park Lot R and Lot 4 and 5, Plan 35 and having the Roll Number 0209.010.001.07400, in the former Town of Vankleek Hill now in the Township of Champlain, as shown on the Key Map below. The subject site is within the ‘Village Commercial Policy Area’ in the Official Plan for the Township of Champlain. The subject site is located within the ‘Urban Policy Area’ of the United Counties of Prescott and Russell Official Plan (UCPR).
The Official Plan amendment proposes to change the land use designation for the property located at 114 Pendleton Street from ‘Village Commercial Policy Area’ to ‘Low Density Residential Policy Area’. The zoning by-law amendment proposes to change the zoning category for 114 Pendleton Street from “Commercial Village” (CV) to “Residential One” (R1). The applicant has requested these amendments in order to allow for the development of single detached dwellings.
