Take notice that the Corporation of the Township of Champlain will hold a electronic public meeting on Thursday, August 12 2020 at 7:00pm to consider a proposed amendment to the Official Plan for the Urban Areas of Champlain Township and a proposed amendment to Champlain Township’s Zoning By-law No. 2000-75 under Sections 17, 21 and 34 of the Planning Act, R.S.O. 1990, as amended.

A recording of the public meeting will be published on the Township of Champlain’s “Information Champlain” YouTube Channel following the public meeting.

The proposed Official Plan Amendment and Zoning By-law Amendment affects lands municipally known as 199 Main Street East legally described as Lot 20 Main Street East, Lot 9-13 Church Street, Lot 7-8 Farmer’s Avenue, Plan 35 Except PT 1 & 2 46R6524, with the following Roll number: 0209.030.001.03200 in the former Township of Vankleek Hill now in the Township of Champlain as shown in the key map.

The purpose of the proposed Official Plan Amendment is to change the land use designation from ‘Residential Low Density Policy Area’ to ‘Village Core Policy Area’ to permit the development of a Tulip Garden Center and limited commercial uses including an artisan studio, tourist lodging establishment, restaurant, outdoor commercial patio, assembly hall, community garden and retail store. The existing dwelling is proposed to remain. The commercial floor area corresponds to the floor area of the existing barn. The Official Plan Amendment is not intended to remove opportunities to re-develop the property for low density residential uses in the future.
The purpose of the proposed Zoning By-law Amendment is to change the zoning category from Residential One (R1) and Residential Two (R2-h) to Commercial Core Special Exception Zone (CC-13). The zoning by-law amendment is required to introduce limited commercial uses in the subject property.

Any person may participate in the electronic public meeting and/or make written or verbal representation either in support of or in opposition to the proposed amendment by forwarding their request to the Township of Champlain before 4:00pm on Tuesday, August 10th 2021.
